You will arrive at a level parking area with level-access to the single story home. There is enough space to park multiple cars. In the front of the home is a grass area and a picnic table for you to enjoy.
As you enter the home, you will be welcomed into a spacious living and dining area with 1/2 bath, mountain stone fireplace with gas logs, flat panel smart TV. The living area has a queen sofa bed (bed linen provided), comfortable to sleep two adults. The fully equipped and updated kitchen offers new granite counter tops, new stainless steel appliances (stove, refrigerator, dishwasher, microwave), one regular and one Keurig coffee maker and all your dishes and utensils. The dining area includes the kitchen counter with bar-stools and a modern 4-person dining table between the kitchen and living room.
There are 2 large master bedroom suites with attached bath on either side of the living area. Each master suite includes a King size bed, gas fireplace, smart TV, and a large 2-person Jacuzzi with spectacular views from each room.
Beyond the living room is the most mesmerizing area of the home - the back deck! Take a dip in the hot tub or just kick back on the patio furniture and take in the amazing view! This is an experience that is not to be missed.

We have a private driveway that will fit multiple cars. It is possible to turn around in the driveway (a lot of cabins don't have this feature).
If you want the spectacular view you have to drive up! If this is your first time in the Gatlinburg area, we do recommend you arrive for the first time during daylight hours to get used to the mountain roads. We do recommend a 4 wheel drive if it snows. Your car will not have any trouble getting up and down the mountain roads, we just like to make things perfectly clear.

Drive it, rent a bike at the start and bike it, or run/walk it. It is closed to cars and open to runners and cyclists Wednesday and Saturday mornings until 10:00am Early May to Late September.
- Clingman's Dome: 30 miles. BEST VIEWS OF GSMNP! This will take 3-4 hours round trip. There are plenty of amazing hikes at Newfound Gap on the way up such as Andrews Bald and "The Jump Off" and also on the way up to Clingman's Dome area. Those less adventurous should at the very least check out the observation tower at Clingman's dome.

***RENTAL AGREEMENT/SECURITY DEPOSIT***
Please note that all guests will receive an email required to sign our rental agreement that lists the house rules (listed below). We need you to sign it and share your credit card info through our secure reservation system for a $300 deposit. It's important that you review and sign this agreement within 48 hours of receipt to maintain your booking. If this step is overlooked, your reservation may be subject to automatic cancellation as per our house rules. We would not want that to happen, so we emphasize this to ensure all goes smoothly with your reservation.
The reason for the agreement is simple - it is in place to provide transparency and protection for both our valued guests and us, the hosts. The security deposit is simply a temporary hold on your card, not an actual charge, although it will count towards your credit limit. This means your money stays in your account. We put this hold on your card one week before you arrive. If there's no damage when you leave, we'll remove the hold one week after you go.
***HOUSE RULES***
1. WINDING ROADS/VEHICLE: Owner has informed the guest that you want the spectacular view you have to drive up! Owner recommends that if it is the Guest's first time in the Gatlinburg area, that they arrive during daylight hours to get used to the mountain roads. Owner recommend a 4 wheel drive if it snows.
2. PARKING: Vehicles are to be parked in designated parking areas only. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
3. PETS: Home is pet friendly but pets are NOT allowed without prior approval from the Owner. Owner may approve a pet with an additional fee on a case-by-case basis if Guest reaches out us BEFORE making their booking. If guest has a service animal, guest must inform us BEFORE making the booking and the service animal must be house broken and have supporting service-animal documentation. If guest attempts to sneak in a pet of any kind without informing Owner, guest will be charged an additional $500 fine and be asked to leave promptly with no refund. No more than two pets at any given time. If the pet is approved by the Owner, the following rules must be followed at all times (without exception) Pet(s) must be house-broken. Pet(s) must not go up on any furniture (as Owner hosts people with allergies). Guest will travel with their own pet's bed. Pet(s) must not be left alone at home, unless left in a crate.
4. NO SMOKING/VAPING/HOOKAH: There is absolutely NO smoking in the house OR back porch. If you must smoke please go on the front driveway and do so. Please remember that you are in a wooded area close to a National Park and fire is a real threat here. Violation will result in a $1000 fine.
5. FIREPLACE: Please do not throw any paper or other combustible materials in the fireplace. Fireplaces are operational between October and March only. They are not operational during other times of the year. If you see a small flame in the fireplace, do not worry about turning it off. This is not providing any heat, it is just the pilot light. Turning it off by cutting off the gas supply will require us to specially send someone to turn it back on.
6. GUESTS: The property shall not be used by more than the number of adults and children listed in the reservation. Any visitors, even if they are not staying the night, that are not included in the online reservation will be cause for immediate eviction without refund. An adult 25 years or older must be present at all times
7. NOISE/PARTIES: If you plan to party do not book this cabin. It is our home and you must treat it with respect. Gatlinburg City Ordinance requires noise be kept to a minimum after 10PM. Remember, sounds carry easily in the mountains and we want everyone to be able to enjoy the serenity of the mountains. If we learn of a party, the police will be called and you will be asked to leave with NO refund of monies paid and, if warranted by damages, criminal charges may be filed by the homeowner.
8. WEATHER ISSUES: Guests acknowledges that no refunds will be given for storms. Mountain roads can be curvy and steep. Neighborhood roads are well maintained; however, 4-wheel drive and/or chains during the winter months may be required. Owner does not refund due to road conditions. There will be no refunds or compensation for events out of the homeowner’s control including but not limited to: Acts of God, Mother Nature, acts of war or government agencies, road maintenance, gas shortages, power outages or water outages, construction or maintenance work in the vicinity, equipment failures, snow and road conditions, business closures and area event schedule changes. NO GUARANTEE OF SNOW OR WEATHER CONDITIONS, ROAD CONDITIONS, POWER, CABLE, INTERNET, OR TELEPHONE OUTAGES. Owner highly recommends that guests purchasing travel insurance (preferably Cancel For Any Reason (CFAR)) to avoid losing their vacation investment due to unforeseen circumstances that are out of the homeowner's control.
9. FURNITURE: Guest will NOT rearrange the furniture. Doing so will result in an additional $200 fee. Keep the property and all furnishings in good order, removing any items from the cabin including furnishings and appliances is not permitted.
10. DAMAGE: Any damage to any items in the cabin including couches, chairs, tables, TVs, hot tub, beds, sheets, towels, pillows, etc., are the responsibility of the guest. Every item will be looked at before arrival and after departure.
11. SUPPLIES: Owner will stock the cabin with starter supplies but guest will likely need to supplement with their own supplies during their stay. Owner cannot guarantee a full propane tank for the grill. Guests are responsible for getting their own propane.
12. TRASH: Any garbage must be stowed in the proper bear-proof garbage receptacle, located near the driveway. DO NOT leave trash outside of the bins or in your car. THIS WILL ATTRACT BEARS and possibly other animals. If your outside bins are full, please keep the trash bagged and in the kitchen area. NOT leave the trash on the outside decks.
13. WATER AND SEPTIC: The cabin is on a well and septic systems. While it is safe to drink, we suggest bringing bottled water. The mineral content in the water is high. During a drought, the well water may have an odor. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to $1000.
14. KITCHEN: Only use appliances for their intended uses. No grease in the sink.
15. HOUSEKEEPING: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. There is a washer/dryer in the house for guest’s use. Owners do not permit towels or linens to be taken from the units.
16. TV & REMOTES: Guests keep the remotes in their designated storage areas. $50 fine for each lost remote.
17. FIRES: Absolutely no fires! Unauthorized fires (including candles) will be charged $1000 fee plus damages.
18. GRILLS: Please turn off the gas supply to the outdoor grill when not in use. Guests will not empty hot ashes from the grill onto the ground or into a plastic bag.
19. CAMERAS: We care about your security and respect your privacy. Please note there are 4 exterior cameras and noise sensors for security reasons. There are absolutely NO cameras pointing towards the indoor living spaces. The exterior cameras are located 1) Outside the front of the house looking over the front porch 2) Outside the left side of the home looking away from the home 3) Outside the right side of the home looking away from the home and 4) Outside the front door. The cameras will be recording constantly 24/7 and will be recording during the guest reservation.
20. MAINTENANCE OR HOUSEKEEPING: The house is provided as is, and Owners are not responsible for nor are they required to provide any refunds for the inoperability or unavailability of any amenities or for any housekeeping problem. The Guest will contact the Owner as soon as they notice any maintenance or housekeeping problem. Owner will take reasonable and appropriate steps to remedy any reported problem as soon as practical. If timely repair/replacement is not possible, Owner may — but is not required to — issue partial reimbursements to Guest. Partial refunds, such as a 5% refund for an unusable hot tub, will be at the Owner’s discretion.
21. GENERAL HOT TUB RULES - Responsible adult supervision is the key to safety. Guest will not ever leave anyone in the hot tub alone without checking on them on a regular basis. There should always be an adult designated to maintain constant visual contact with children especially whenever they are near, or could get near, any body of water. When using the hot tub, Guest acknowledges that there is a certain health risk associated with this facility. Guest uses at their own risk. The Owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Owners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. Covers should be left on hot tub at all times when not in use. The hot tub should be set no lower than 95 or more than 104 degrees at all times. DO NOT STAND OR SIT ON HOT TUB COVERS. They will break and you will be charged for replacement.
22. BEFORE USING THE HOT TUB: Hot tubs are cleaned and sanitized before and after each rental. The hot tub water may be cloudy this is totally normal.A shower must be taken before entering. NO glass containers, oils, creams, candles, or fires are allowed. Guest agrees to use the cups provided on the shelf in the fitness room. Guest to limit hot tub time to 15 minutes at a stretch. Children under 16 should not use a hot tub. Children are smaller and their temperature will rise quicker than an adult. Babies' thin skin makes them more susceptible to overheating. All guests should be encouraged to drink fresh water while they're soaking. If the bather feels sick to their stomach, dizzy and/or sleepy, they should exit the spa immediately. - Guest is not allowed to use the hot tub if consumed excessive alcohol. Jumping in the hot-tub is not allowed. Diabetes, high or low blood pressure and other illnesses could affect hot tub use – know about the hot tub safety guidelines for these conditions. Medications that cause drowsiness can cause complications with hot tub use. People with allergies to water treatment chemicals, pregnant women, persons with heart conditions or skin sensitivities should NOT use a hot tub. The maximum capacity of people at a time in hot tub is 4.
23. AFTER USING THE HOT TUB : A shower must be taken after using the hot tub. Please leave the bromine floater in the hot tub at all times. Removing the floater means that the water is not being sanitized.
24. SWEDISH LADDER RULES - The Swedish Ladder or Stall bar was pioneered in Sweden during the early 1800s by Per Henrik Ling, founder of the Swedish Royal Gymnastic Central Institute. He was also a pioneer of physiotherapy and gymnastics. It is used for strengthening, stretching and resistance training. Centuries of development and verified benefits leave no doubt as to their effectiveness in the rehabilitation and improvement of the human body. The Swedish Ladder should only be used by kids aged 5 to 12 years old. No person using the Swedish ladder may exceed 100lbs in weight. Only ONE person can use the Swedish ladder at one time. On site ADULT supervision and support must be provided at all times. Guest must check the structure before using. If the structure does not feel secure, the Guest will NOT use the Swedish Ladder. Guest will ALWAYS use the Swedish Ladder with the provided fall protection mat. There is a $750 fee if the above rules are not followed or if the Swedish Ladder is found to be broken or abused for any reason by the Guest. Guest acknowledges that there is a certain health risk associated with this Swedish Ladder. Guest uses at their own risk. The Owners are not responsible for any accidents, injuries or illness that occurs while using the Swedish Ladder. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the Swedish Ladder or others whom they invite to use the premise.
25. WILDLIFE: Gatlinburg is home to many different types of wildlife including but not limited to Bears and other insects/critters. Guests may encounter wildlife at anytime and anywhere during their stay. NO REFUND OR REBATE will be offered in connection with any wildlife encounters. We do have our cabin treated by a profession exterminator periodically. That said, the cabin is in the woods you will see and hear critters, creepers and crawlers. In particular, expect to see lady bugs. There is no effective pest control for a lady bug - spraying does not work. The best way to remove them is to vacuum them up. When they are swarming, we can vacuum them up one day and more will arrive the next day. So, seeing ladybugs or other insects in the home does not mean that your housekeeper did not clean! PLEASE SHUT ALL EXTERIOR DOORS TO PORCH AND FRONT OF HOUSE BEHIND YOU.
26. GENERAL HOLD HARMLESS AGREEMENT: Guest shall be liable for the actions of all occupants, visitors or other persons on the Property. In the event of injury or death to Guest, Guest’s dependent, self, or any other person or minor staying at or visiting the Property. Guest hereby releases, holds harmless and agrees to fully indemnify Owner(s) and their agents, heirs and assigns from any and all lawsuits, damages, claims or other expenses, including accidental death sustained by Guest, Guest’s dependent, self, or any other person or minor staying at or visiting the Property, or about the premises, or as a result of the use of the equipment or facilities, regardless of whether such injuries result, in whole or in part, from the negligence of the Owner. In addition to this general release, Guest acknowledges that specific hold harmless provisions may be attached to this Agreement. Guest agrees that if specific hold harmless provisions are attached to this Agreement, they are incorporated into and made part of this Agreement. Guests agree to hold Owner harmless as to any damage or injury to self or property resulting from accident, injury, or loss due to rain, snow, sale of property, flood negligence, fire, theft, construction or other reasons. 23.
27. HOLD HARMLESS PROVISION: HOT TUB. Guest acknowledges that a hot tub has been made available. Guest acknowledges the risks associated with a hot tub. Hot tubs can be dangerous especially to the young, elderly, pregnant and physically infirm. Risks are many and include, but are not limited to: drowning, overheating, stroke, dehydration, slipping and falling. Use of the hot tub should be limited to a maximum of 15 minutes per use; significantly less or none for the young, elderly and physically infirm. For health and safety reasons, persons under the age of 18 must be accompanied by a parent, guardian, or legal custodian, or someone who is 18 years of age or older, and who is authorized by parent, guardian or legal custodian to supervise such child. The accessibility of the hot tub has been fully explained to Guest, and Guest, not Owner, agrees to accept responsibility for regulating the use of the hot tub, including any use or prevention of use by children and the elderly and infirm. Guest understands that the risks described here and other inherent risks could cause injury and death and Guest freely assumes those risks. Guest has, or will before use, explain these risks and this provision to all persons on the Property during Guest’s stay. 24.
28. SEVERABILITY: Guest further expressly agrees that the foregoing waiver(s) and assumption of risk provisions is/are intended to be as broad and inclusive as is permitted by law and that if any portion thereof is held invalid, it is agreed that the balance shall continue in full force and effect.
29. Guest agrees to abide by all rules and regulations contained herein or posted on the premises related to the Rental Property. Guests obligations include but are not limited to keeping the premises as clean and safe as the conditions of the premises permit and causing no unsafe or unsanitary conditions in the common area and remainder of the premises that Guest uses. Guests agree not to use the premises for any commercial activities or purpose that violates any criminal law or governmental regulation. Guest's breach of any duty contained in this paragraph shall be considered material and shall result in the termination of guest occupancy with no refund of any kind.
30. In no event shall the Rental Property be occupied by more persons than the capacity of the property as stated on the web site or the confirmation letter, without prior approval by Owner. No fraternities, school, civic, or other non-family groups are allowed unless Owner grants prior approval. In no event shall Guests assign or sublet the Rental Property in whole or in part. Violations of these rules are grounds for expedited eviction with no refund of any kind. Guests hereby acknowledge and grant specific permission to Owner to enter premises at any time for inspection purposes should Owner reasonably believe that Guests are causing or have caused any damage to Rental Property. Guest further agrees to grant Owner access to Rental Property for purposes of maintenance and repair. If listed "For Sale", Guests agree to grant access by scheduled appointment upon notification.
31. In the event Guest wishes to terminate this agreement, Travel Insurance, Damage Protection and any processing or administrative fees are non-refundable. The refund policy is as follows:

32. A payment of {BFPPOA} is taken by Owner at the time of the booking. Any remaining balance must be paid {BSPDAY} days prior to the arrival date, or this Agreement may be cancelled by the sole option of the Owner. An automatic credit card payment for the remaining balance will be scheduled by the Owner to be made {BSPDAY} days prior to the arrival date. The credit card of the first payment is used if a credit card was provided. If the automatic payment fails for any reason, it is the responsibility of the Guest to make sure that the remaining balance is promptly paid in full, or the reservation will be canceled with no refund of payments made. All policies contained in this Agreement shall apply equally to payments made by credit card, check or cash and whether made via website, by phone or in person. Any refunds due to Guests from a credit card payment will be refunded by credit card transaction; all other refunds will be made within 30 days by check.
33. A security deposit is required ("Security Deposit") and will be automatically reserved for the booking. The automatic reserve is conducted by putting a hold or charge on the Guest's credit card for the amount of {BSDAMT} exactly {BSDRS} day(s) prior to the arrival date. The credit card of the last successful payment will be used. If there are no successful credit card payments, it is the responsibility of the Guest to send {BSDAMT} by check to the Owner to satisfy the Security Deposit requirement. If, at the end of the rental period, the rental property is returned undamaged beyond normal wear and tear, the Security Deposit will be released in full within {BSDRL} days. In the event of any damages, Owner will provide Guest with a full accounting of expenses incurred and deductions made from the Security Deposit. Should the damages exceed the amount of the Security Deposit, Guest agrees to pay the balance within {BSDRL} business days after receiving notification. Deductions from Security Deposit may include, but are not limited to: excess cleaning fee, hot tub draining and refilling fee, trash removal fee, missing item replacement costs, damaged item replacement or repair costs, repair costs of buildings or grounds, or other service call fees. Owner is under no obligation to use the least expensive means of restoration.
34. Regular payments and security deposits for the booking will be displayed as {PCCSTEXT} on the Guest's credit card statement.
35. No refunds will be provided due to inoperable appliances, hot tubs, etc. The Owner will make every reasonable effort to assure that such appliances will be and remain in good working order. No refunds will be given due to power blackouts, water shortage, flooding, snow, construction at adjacent properties, or mandatory evacuations of the area by county officials due to hurricanes or other potentially dangerous situations arising from acts of god or nature.
36. There is no land-line telephone on the property.
37. Guest is responsible for all shipping costs for any Lost and Found items that Owner is requested to return to Guest. Items found and not claimed within 30 days will be disposed of at the discretion of Owner.
38. If a hot tub is provided at the Rental Property, it will be prepared and tested for proper and safe chemicals prior to or on the day of occupancy. Misuse of a hot tubby the spilling of foreign substances into the hot tub, i.e. soap, shampoo, oils, glass or metal will result in a Service Call Charge at the sole discretion of Owner. Under no circumstances are pets allowed in hot tubs. Violation of this provision shall be grounds for expedited eviction and forfeiture of all monies paid.
39. If linens or towels are rented from Owner or supplied with Rental Property, Guest is responsible for lost or damaged items at the cost of two (2) times the published standard rental price for such damaged or lost linens or towels.
40. In the event Owner is unable to make Rental Property available for any reason other than described above or a reasonable substitute as determined by Owner, Guest agrees that Owner's sole liability as a result of this unavailability is to provide a full refund of all monies paid under this Agreement and Guest expressly acknowledges that in no event shall Owner be held liable for any special or consequential damages which result from this unavailability. Guest also agrees to indemnify Owner from and against liability for injury to Guest or any other person occupying Rental Property resulting from any cause whatsoever including, but not limited to, injury sustained as a result of use of the hot tub, etc. except only such a personal injury caused by the gross negligence or intentional acts of the Owner.
41. Owner may terminate this Agreement upon the breach of any of the terms hereof by Guest. Guest shall not be entitled to the return of any rental monies paid under the terms of this Agreement and shall vacate the Property immediately.
42. Agreement shall be enforced under the laws of the state within which the Rental Property is located, including any applicable rental acts of that state, and represents the entire Agreement. Any amendments must be in writing and signed by both parties. In the event of a dispute, legal action may only be instituted in the county within which the Rental Property is located. If any part of this Agreement shall be deemed unenforceable by law, that part shall be omitted from this Agreement without affecting the remaining Agreement.
43. The Rental Property may offer access to recreational activities, including but not limited to hot tub. Guest fully understands and acknowledges that outdoor recreational and water activities have inherent risks, dangers and hazards. Participation in such activities and/or use of equipment may result in injury or illness including, but not limited to bodily injury, disease, strains, fractures, partial and/or total paralysis, death or other ailments that could cause serious disability. Guest agrees to fully indemnify and hold harmless the Owner and any and all agents, employees, or contractors for any injury or damage caused by these activities, whether caused by the negligence of the Owners, the negligence of the participants, the negligence of others, accidents, breaches of contract, the forces of nature or other causes foreseeable or unforeseeable. Guest hereby assume all risks and dangers and all responsibility for any losses and/or damages, whether caused in whole or in part by the negligence or other conduct of the Owners or by any other person. Guest hereby voluntarily agree to release, waive, discharge, hold harmless, defend and indemnify Owner and any and all agents, employees, or contractors from any and all claims, actions or losses for bodily injury, property damage, wrongful death, loss of services or otherwise which may arise out of my use of Rental Property facilities, equipment, or activities. Guest further assumes full responsibility for the actions of any and all persons whom he may allow to enter the property during the rental period and indemnifies Owner from any and all claims arising from such other persons.
